Every one of those sits on a deck. That deck is normally luan plywood, thin exterior plywood, or in newer units a laminated panel with foam block and a fiberglass skin. Under the deck are rafters or an aluminum truss structure. The membrane is not the strong part of the assembly. The deck and the rafters are. That is why a roof job is cheap when the membrane is the only casualty and expensive when it is not.

Knowing which roof you own changes the repair path completely. EPDM takes an EPDM specific adhesive and lap sealant. TPO does not bond to the same adhesives and behaves differently under heat. Fiberglass wants gelcoat and resin work rather than a patch. Aluminum wants butyl tape, new fasteners and sometimes a whole panel. Guessing wrong here is the single most common reason a homeowner repair peels off inside a season.

## How Water Finds Its Way In

Membranes almost never leak in the middle of a clean field. They leak at penetrations. Every vent, every fan, every skylight, every antenna base, every solar mount, every refrigerator vent and every screw holding a luggage rack down is a hole cut through the roof and then sealed. Sealant is the only thing standing between that hole and the wood. Sealant is a consumable. It shrinks, it cracks in Southern California sun, and it lets go at the edges first.

Once water is past the sealant it does not drip straight down. It runs along the underside of the membrane, follows a rafter, migrates to a low spot and shows up at a ceiling seam three or four feet from the actual failure. That is why chasing a stain rarely finds the leak. We water test the roof in zones, working uphill, and we open the ceiling or pull a vent only after the entry point is confirmed.

The front and rear caps deserve their own mention. On many coaches the membrane terminates under a fiberglass cap and is held by a screwed aluminum trim strip filled with non sag sealant. That joint moves every time the chassis flexes. It is the number one leak location we find on units between eight and fifteen years old, and it is also the one owners never inspect because it is hard to see from a ladder.

A unit stored under cover will often go seven years on the same beads.

Inspection is cheap and it is the entire game. Twice a year is the honest interval, once before the hot season and once after. What you are looking for is not a hole. You are looking for hairline cracks in the sealant, edges lifting away from the flange, chalky powder, and any place the sealant has pulled into a thin thread. Any of those means water is already getting under it.

When we reseal, we do not simply add a new bead on top of old cracked material. Fresh sealant bonds to the failed layer, not to the roof, and it peels off with it. We scrape the old material back, clean with the correct solvent for that membrane, prime where the manufacturer calls for it, then lay a continuous bead. A resealing pass on a 30 foot coach is normally 4 to 7 hours of labor plus materials.

## Slide Out Mechanisms and Their Failure Modes

There are four mechanism families and they do not share parts, symptoms or repair cost. Through frame systems use a steel tube driven by a gear motor under the floor and are common on heavier rooms. Schwintek style rail systems mount vertically in the side walls and drive the room with toothed racks and small motors, which is why they are found on lighter bedroom and wardrobe slides. Rack and pinion systems run horizontal racks under the room. Hydraulic systems use a pump, a manifold and cylinders.

Symptoms tell you a lot before anything comes apart. A room that walks out crooked and then binds is usually a synchronization problem, not a motor problem. A room that moves an inch and clicks is often a controller fault or a low voltage condition, and coach batteries below roughly 12.0 volts will produce that exact behavior. A hydraulic room that drifts in overnight has an internal cylinder or manifold leak, not a mechanical fault.

Diagnosis is where the money is saved. We run mechanical diagnostic labor at $260 per hour and diagnostic time at $285 per hour, credited against an authorized repair, because getting the mechanism family and the actual fault right prevents replacing a $900 motor assembly that was never bad. A slide room does not seal against the sidewall by pressure alone. It uses two different seal types doing two different jobs. Bulb seals are hollow compressible rubber that squash when the room is retracted and form the weather barrier while you are driving. Wiper seals are thin flexible blades that sweep the top and sides of the room as it moves, keeping water and grit off the flange while the room is out.

Both go bad from the same causes: UV hardening, permanent compression set from sitting retracted for months, and adhesive failure at the retainer. A bulb seal that has taken a set will look fine and still leak, because it no longer springs back to fill the gap. The test is simple. Close the room, shine a light from inside at night and have someone look from outside, or run a soft water flow across the top wiper and watch the interior corners.

Seal replacement is honest work with predictable hours. Most rooms take 3 to 6 hours per opening depending on whether the retainer track is exposed or hidden behind trim, and seal stock is priced per foot. What raises the cost is discovering that the leak already soaked the floor at the slide opening, which turns a seal job into a floor and framing job.

## Awnings: Manual, Electric and Cassette

Manual patio awnings use a spring loaded roller tube with two arms and a pull strap. They are simple, they are cheap to repair, and their common failures are torn fabric, a broken spring assembly in the roller, and seized arm pivots. Electric awnings add a motor in the tube plus arms that unfold under power, and they add electrical faults, limit switch problems and motor failures to the same list. Cassette awnings enclose the roller in a rigid housing that protects the fabric.

Fabric itself is either vinyl or acrylic. Vinyl is waterproof, holds up well to sun, and eventually splits along the roller crease line or at the sewn valance. Acrylic breathes, resists mildew better and can be repaired at seams. Neither survives being rolled up wet and left for a month. A large share of the fabric we replace was killed by mildew rather than by wind.

Wind is the other killer, and it is usually sudden. An awning caught by a gust bends arms, twists the roller tube and can tear the mounting rail out of the sidewall. When that rail damage happens, the job stops being an awning job and becomes a sidewall repair, because the rail screws pass through the wall skin into structure. We check the rail and the wall behind it on every wind damage estimate before quoting the awning.

Year two, water passes the sealant and sits on top of the luan deck under the membrane. Luan is thin and it wicks. The deck softens in a patch about the size of a dinner plate. From outside, nothing looks wrong at all.

Year three, the soft spot spreads along the rafter bay. The membrane above it no longer has firm backing, so it flexes when anyone walks on it, which opens more sealant. Water reaches the top plate of the sidewall and starts down inside the wall cavity. Now the owner sees the first symptom: a faint brown line on a ceiling panel or a soft feeling underfoot near the wall.

Year four is the expensive one. Tear off, full deck replacement, two or three rafters spliced or replaced, sidewall top plate repair, interior ceiling panels, insulation, and reinstallation of every roof mounted component. On a 34 foot coach that is 55 to 70 hours of body labor plus several thousand dollars in materials, which is how a $40 tube of sealant becomes a $12,000 invoice. The repair itself is straightforward. The cost is entirely a function of how long the water had.

## How We Price Roof, Slide and Awning Work

Body and paint labor is $210 per hour and that rate covers membrane work, sealing, decking, awning service and slide seal replacement. Mechanical labor is $260 per hour and covers slide motors, gearboxes, hydraulic pumps and cylinders. Diagnostic labor is $285 per hour and is credited against an authorized repair. Our RV systems assessment is $150 and is also credited against an authorized repair. California does not tax labor.

Parts carry a 100 percent markup at or under $100 and 35 percent above $100, and parts and materials are taxed at 7.75 percent. On any job above $2,000 we take a 50 percent deposit before ordering material, because roof membrane comes in coach specific lengths and is not returnable once cut. That deposit applies to your total, it is not an additional charge.

Estimates are paid and the amount is credited against an authorized repair. That policy exists because an honest roof estimate is not a walk around. It involves getting on the roof, probing the deck for soft areas, opening a vent or a trim strip to see the substrate, and sometimes a water test. That work takes real hours, and it is the difference between a number you can trust and a number that doubles once the membrane comes off.

### How do I know if my RV roof is EPDM or TPO?

Wipe the surface with a damp white cloth. If the cloth comes back chalky gray or white, you almost certainly have EPDM, because chalking is how that rubber sheds its surface layer over time. TPO does not chalk. TPO also feels stiffer and more plastic under your hand, while EPDM feels softer and more rubbery. Look at the edges too. EPDM is usually wrapped over the edge and held under trim, while TPO installations often show heat welded seams. If you still are not sure, the coach build sheet or the model year and manufacturer will normally settle it, and getting this right matters because the adhesives are not interchangeable.

### How often should the roof sealant be redone?

Plan on inspecting twice a year and expect to reseal high traffic areas every three to five years if the coach lives outdoors in Southern California. UV is what destroys sealant here, not rain. The areas that go first are the vent and fan flanges, the air conditioner perimeter, and the front and rear cap trim strips. If the coach is stored under cover, you will often get six or seven years out of the same beads. Resealing does not mean adding a new layer over cracked material. ### My slide out goes out crooked and then stops. Is the motor bad?

Usually not. A room that walks out crooked and binds is almost always a synchronization or adjustment problem rather than a failed motor. On in wall rail systems, the two motors have to stay in step, and a low house battery, a dirty rack, or a controller that lost its sync position will make one side lead the other. On through frame and rack and pinion systems the same symptom points to adjustment, a bent rack, or worn bushings. Check house battery voltage first. Anything under about 12.0 volts produces exactly this behavior and gets blamed on the motor constantly. We diagnose before quoting parts, and roughly a third of these rooms need adjustment rather than components.

### Can I just put a roof coating on instead of replacing the membrane?

A coating is a maintenance product, not a repair. It can extend the life of a sound membrane by adding UV protection and it can help a roof that is cosmetically tired. It cannot fix a torn membrane, it cannot fix separated seams, and it absolutely cannot fix wet or soft decking, because it seals moisture in rather than letting the deck dry. Worse, a coating hides the exact evidence a buyer or an inspector needs to see. If your deck is solid and the membrane is intact, a coating is a reasonable spend. If the deck is soft anywhere, coating over it costs you the money and buys you nothing.

### How do you find a leak when the stain is nowhere near the roof?

Water runs, so the stain and the entry point are rarely in the same place. Under the membrane, water travels along the top of the deck and follows the rafters, then drops where the structure gives it a path, often several feet away. We start on the roof and water test in zones, working from the low end uphill, so we can isolate which section is passing water. Once a zone shows through, we narrow it to the specific penetration. Only after the entry point is confirmed do we open ceiling panels or pull a vent. Chasing a stain from inside is how people replace three good components and still have a leak.

Every month of driving with an active leak adds cost, and the cost curve is steep rather than linear. A leak caught in its first season is often a scrape, clean and reseal job measured in hours. The same leak two years later has usually softened decking, and decking replacement means tearing the membrane off. Another year and it reaches the sidewall top plate and interior panels. If you have a confirmed leak and cannot get it in immediately, keep the affected area covered and dry and get it looked at within weeks, not seasons. Temporary tape over the entry point buys time, but it is not a repair.

### Is it worth repairing an awning or should I just replace it?

It depends on what failed. Torn or mildewed fabric on otherwise sound arms and a straight roller tube is a good repair, because fabric replacement is a defined job and the hardware is doing fine. A broken spring assembly or a motor is also a reasonable repair on a newer unit. What usually pushes toward replacement is bent arms combined with a twisted roller, because once the geometry is off the awning never rolls straight again and it chews new fabric.
