RV water damage and leak repair almost never starts where the stain is. Water enters at a seam, a fastener, a clearance light, or a window frame, then runs sideways along a stud or a roof rafter until it finds a low spot to drip through. Westminster owners usually call us after a ceiling panel darkens or a wall goes soft, which means the leak has been working for at least one rainy season and often three.

## Finding the Real Entry Point

Water runs downhill and sideways before it ever drips. A stain in the middle of a ceiling panel usually traces back to a roof penetration several feet uphill, and a wet spot at the base of a wall can start at a window frame six feet above it. Chasing the stain gets you a patched ceiling and the same leak next winter. We start at every opening in the shell above the stain and work backward from there.

The usual suspects on any coach are the same short list: roof seams and the sealant beds around vents, antennas, and the air conditioner; the front and rear cap seams; window and door frame butyl that has hardened and shrunk; clearance lights; awning rail fasteners; the slide out top seal; and the exterior compartment doors. Each one gets pulled, inspected, and either resealed or ruled out in writing.

Sometimes the entry point is not the roof at all. A plumbing leak behind a shower surround, a cracked fitting under a sink, and condensation dripping off an uninsulated supply line all produce the same stains as a roof leak. Before anyone climbs on the roof, we rule out the water system with the pump running and the city connection under pressure, because that test takes twenty minutes and saves a wasted afternoon.

## Moisture Mapping Before Anything Comes Apart

A pin type moisture meter tells you what is wet at the surface. A pinless meter reads through a panel without punching holes and gives a relative number across a grid. We use both. The grid matters far more than any single reading, because wood that reads 22 percent sitting next to wood that reads 9 percent tells you where the water travels, while one number by itself tells you almost nothing useful.

We map on a grid roughly every six inches across suspect walls, then extend outward until the readings drop back to baseline. That outline is the actual size of the repair. Owners are usually surprised by it. A ceiling stain the size of a dinner plate can sit on top of a wet zone four feet across, because the panel finish hides the spread until the laminate layers finally separate.

The map goes into the file with photographs and the readings written on the panel in pencil. If you take the coach somewhere else for a second opinion, that map travels with you. If you decide to wait, we remap when you come back, and the difference between the two maps is the cost of waiting, measured in inches of additional material.

## Pressure Testing the Shell

A shell pressure test is the closest thing to a definitive answer in this trade. The coach is sealed, low pressure air is introduced, usually only a few tenths of a pound, and a soap solution is brushed over seams, frames, lights, and penetrations. Air escaping through a failed seal makes bubbles you can photograph. Where the air gets out, the water gets in, and there is no arguing with a bubble trail.

The test finds things a visual inspection never will: a hairline crack hidden under a molding, a fastener that backed out beneath a sealant bed and left an open channel, a window frame that seals cleanly on three sides and not the fourth. It also confirms when a seal is genuinely sound, which saves you from paying to reseal a roof that did not need touching.

Not every coach can be tested. Units with heavy delamination, damaged skins, or missing panels will not hold pressure, and forcing it can lift a skin further. On those we fall back to sectional water testing, running a controlled stream over one zone at a time with a spotter inside watching with a light. It is slower, but it works on a shell that is already compromised.

## Delamination Is the Symptom of an Old Leak

Delamination is the bubbling, waving, or soft spotting you see in a fiberglass sidewall. It is not a paint problem. The wall is a sandwich, exterior skin bonded to a luan layer, bonded to foam block, bonded to framing. Water in that sandwich swells the luan and breaks the adhesive bond, and once the bond is gone the skin floats loose from the structure behind it and starts to wave.

By the time a wave is visible from ten feet away, the leak has usually been active for two or three seasons. That is the honest timeline. The bubble is not the beginning of the problem, it is a late report on it. This is why we will not quote delamination repair over the phone or without opening the wall, because the skin is the last layer to fail, not the first.

There are injection repairs that push adhesive into the void and clamp the skin back down. They can work on small, dry, isolated areas where the framing is sound and the leak has already been stopped. They do not work on a wall with wet luan, because you are bonding a skin to material that will keep shrinking as it dries. We turn those jobs down more often than we take them.

## Rotted Studs, Soft Decking, and What Is Left to Build On

Once the skin comes off, the real condition shows. RV wall framing is typically 1 by 1.5 inch pine or aluminum tube. Pine studs that have been wet turn dark, lose fastener hold, and crumble at the ends where they meet the floor. Aluminum framing does not rot, but the fasteners corrode and the luan around them turns to pulp, which is functionally the same failure with a different material.

Floor decking is worse, because it carries load. Most floors are a laminated panel with plywood or luan skins over foam. Water sitting in that panel separates the layers and the floor goes spongy underfoot, usually near the entry door, the slide out opening, or under a shower pan. Once a floor is soft you are past cosmetics and into structure, and the repair scope changes accordingly.

Rebuilding means cutting back to sound material, splicing or replacing studs, replacing decking, restoring the vapor barrier and insulation layers, and bonding a new skin with proper clamping pressure across the whole panel. It is a lot of hours in the bay. It is also the only version of this repair that lasts, and it is the reason the top of the range on this service reaches five figures.

## Mold, Air Quality, and What Has to Be Thrown Away

Wet cellulose in a dark, warm cavity grows mold. In an RV that means luan, wall paneling, cabinet backs, insulation batts, and carpet padding. You will usually smell it before you see it, and a musty coach with no visible stain is a strong indicator that a wall cavity is holding water. Surface cleaning a panel that is contaminated on the back side accomplishes nothing except making the front look better for a while.

Porous materials that have grown mold do not get cleaned, they get removed and replaced. That is not upselling, it is the only method that works on a material you cannot scrub the inside of. Non porous surfaces, aluminum framing, fiberglass skins, plastic trim, can be cleaned and treated and put back. Anything that soaked and stayed wet more than a couple of days comes out of the coach.

## Drying It Out Versus Rebuilding It, and What Waiting Costs

Drying a coach out is real work and it has a real place. If the intrusion is recent, the meter readings are moderate, and nothing has delaminated, we can seal the entry point, open the cavity, run controlled drying, verify the readings return to baseline, and close it back up. That is the $750 to $2,000 end of this service, and done at the right moment it saves the entire structure.

Here is the math on the small version. Two hours of diagnostic time at $285 per hour is $570, and that time is credited against the authorized repair. Four hours of body labor at $210 is $840. Self leveling sealant and butyl tape at $85 marks up 100 percent to $170, and the 7.75 percent tax on that is $13.18. The repair side lands near $1,023 and takes no deposit, because it sits under the $2,000 threshold.

Now the same leak found three seasons later. A six foot rear corner comes apart. Forty hours of body labor at $210 is $8,400. Framing and decking at $310 marks up to $418.50, an interior panel at $240 goes to $324, an exterior fiberglass section at $760 goes to $1,026, insulation at $60 goes to $120, sealants at $95 go to $190. Smell it and press on it. A musty odor when you first open the door after rain is the single most reliable early indicator, because mold in a wall cavity smells long before it shows on a surface. Then press on the walls and floor, especially near the entry door, the slide opening, under windows, and at the shower pan. Anything that gives under thumb pressure is wet. Look at the exterior walls from a low angle in raking light for waves or bubbles. If any of that turns up, a moisture map costs a small fraction of what a rebuild costs and gives you a real answer.

### The stain is directly under the roof vent, so that is the leak, right?

Maybe, but do not bet the repair on it. Water follows the path of least resistance, which means it runs along a roof rafter or down the inside of a wall stud and drops at the first gap it finds. That gap is frequently a vent collar or a light fixture cutout, which is exactly why the stain appears there. The actual entry can be six feet uphill at a cap seam or an antenna base.
