RV Awning Repair and Replacement

In short

RV awning work runs $400 to $3,500 or more. Fabric only on a manual patio awning is usually under $1,000, an electric awning with new fabric and a motor lands near $2,400, and a wind event that bends arms and tears the rail out of the sidewall goes to the top of the range. Most awning jobs finish in 1 to 5 business days, and Westminster owners see more sun damage than wind damage on the fabric itself.

The single most common reason we do rv awning repair and replacement is not age, it is wind. An awning left out while the owner is away, or left out overnight in a gust front, will fold an arm, tear fabric at the roller, or pull the mounting rail loose from the sidewall. Everything else, the chalking, the mildew, the pinhole leaks along the fold lines, happens slowly and predictably. We can plan around slow failures. Wind damage is what turns a fabric job into structural work.

Vinyl Versus Acrylic Awning Fabric

Vinyl is the factory standard on most patio awnings. It is a coated laminate, it is waterproof rather than water resistant, it wipes clean easily, and it is the cheaper of the two. Its weaknesses are that it does not breathe, so it holds moisture against itself when rolled up wet, and that the plasticizers that keep it flexible cook out under sustained sun. That is what produces the chalky, stiff, slightly translucent fabric you see on ten year old coaches.

Acrylic is a woven fabric, solution dyed so the color goes through the fiber rather than sitting on top. It breathes, which means it dries while rolled and resists mildew far better. It is more comfortable underneath because it does not trap heat the way vinyl does, and the color holds for a long time. It is water resistant rather than waterproof, so a hard sustained rain will eventually push through, and it costs more up front.

For coaches in Southern California that live outside on a driveway or in an open storage lot, acrylic is usually the better buy despite the higher material price, because sun hours are what kill fabric here and acrylic holds up to them far better. For coaches stored covered, or used mostly in wet climates where a fully waterproof roof over the patio matters more, vinyl still makes sense. We stock both, and we will quote both on the same job so you can compare the actual numbers rather than guessing at the difference.

Rips, Chalking and Mildew on Aging Fabric

A clean tear in otherwise sound vinyl can be repaired. We use awning repair tape or a heat welded patch depending on the location and the load path, and on a tear that is not along a fold or near the roller attachment it holds well. The honest limit is that a patch on fabric that is already chalky and brittle will simply tear again next to the patch, so we check the surrounding material before we recommend it.

Chalking is the visible end of plasticizer loss in vinyl. Rub the surface with a dark cloth and if you get white residue, the fabric is on borrowed time. It will still shed water for a while, but it has lost tensile strength, and it will split along the roller fold under wind load. Once a fabric chalks across its whole width, replacement is the only real answer.

Mildew shows as black speckling, usually starting near the roller where a wet fabric was stored rolled. On acrylic it is surface growth and generally cleans off with a proper awning cleaner and a soft brush. On vinyl the growth gets into the scrim between the layers, and once it is in there no cleaner reaches it. That is why the black spots on a vinyl awning almost never wash off completely.

Spring Tension on Manual Roller Tubes

Manual patio awnings store energy in a torsion spring inside the roller tube, and that spring is what makes the awning retract and keeps the fabric taut when extended. It is also the part that hurts people. A fully wound tube on a twenty foot awning holds serious energy, and releasing it without the proper lock and a controlled unwind is how technicians break fingers and how owners end up with a roller tube across the driveway.

Symptoms of a tension problem are easy to read. An awning that flaps and sags when extended is under tensioned. One that snaps back hard and is a fight to pull out is over tensioned. One that will not retract the last two feet has either lost tension or has a bound end cap bearing. We reset tension in measured turns with the tube locked, then verify the fabric sits flat and drum tight across the full width.

When we replace fabric on a manual awning, resetting spring tension is part of the job, not an extra. The tube has to be de tensioned to slide the old fabric out of the track and to feed the new one in, and it has to be brought back to spec afterward. Anyone quoting fabric replacement without that step is not doing the job.

Electric Motors, Gearboxes and Box Awnings

Electric patio awnings put a motor and gearbox in one end of the roller tube. Two failures dominate. The motor hums and the awning does not move, which is almost always a stripped gearbox or a sheared drive pin rather than a dead motor. Or the awning is silent, which points at power, a switch, a control module, or a thermal cutout that has tripped and not reset. We test at the motor connector before condemning anything.

Cassette and box awnings wrap the roller and the arms inside a housing that closes when retracted. They protect the fabric well and they look better, but they cost more to service because the housing has to come apart to reach the tube, and on some designs the whole assembly comes off the coach. Fabric replacement on a cassette awning typically runs two to four hours more labor than on an open roller.

One thing worth saying plainly is that a wind sensor or an automatic retract feature is not a substitute for putting the awning away. Those systems detect motion and react after the gust has already loaded the arms, and by then the damage is often done. They help on a slow building breeze. They do not protect against the sharp gust front that rolls through in the afternoon. Nearly every wind damaged electric awning we have repaired belonged to an owner who believed the sensor would handle it.

Bent Arms and Wind Damage

Wind damage rarely stops at the fabric. A gust that catches an extended awning levers the arms against their mounting points, and the failure shows up as a bowed upper arm, a bent lower support, a torn rafter, or a mounting bracket that has pulled fasteners out of the sidewall. On aluminum sidewall coaches the bracket often takes wall skin with it. On fiberglass coaches it can crack the laminate around the mount.

Bent arms are not straightened. Aluminum extrusion that has been bent past yield has micro cracks along the compression side and will fail again under load, usually at a worse moment. We replace arms. What we do repair is the mounting structure, which often means removing the rail, inspecting and reinforcing the backing inside the wall, sealing the fastener penetrations properly and remounting.

This is where an awning job stops being an awning job. If the rail pulled out and water has been entering the sidewall through the old fastener holes, we address that before anything gets mounted back on. Putting a new awning on a wet wall is how you end up doing the same repair twice, and the second time the panel comes off.

Window Awnings and Slide Toppers

Window awnings are small versions of the same idea, usually manual, usually spring loaded, and usually neglected until the fabric shreds. They are inexpensive to refabric and quick to do, often an hour or so each once the coach is staged. Because several of them are typically the same age, doing all the windows in one visit is meaningfully cheaper than doing them one at a time.

Slide toppers are the small awnings mounted above each slide room. Their job is to keep debris and standing water off the slide roof so it does not ride into the coach when the room retracts. They are under constant spring tension, they get no shade, and they are the fabric on the coach most likely to be badly sun damaged without the owner noticing, because nobody looks up there.

A failed slide topper is not cosmetic. Once it sags, water pools on it and then dumps onto the slide roof and into the top seal every time the room comes in. We check toppers whenever we have a coach in for seal or slide work, because a $725 topper replacement routinely prevents the water intrusion repair that costs several thousand.

Measuring Correctly and What the Work Costs

Awning fabric is not measured by the length of the rail on the coach. It is measured by the fabric width, which is the distance between the inside faces of the two arms, and that number is typically about ten to twelve inches shorter than the rail. Order by rail length and the fabric will not fit. We measure arm to arm, confirm the roller tube length, and confirm the valance and the polycord bead size before we order anything.

Labor bills at our body and paint rate of $210 per hour. Parts carry 100 percent markup at or under $100 and 35 percent above $100, plus 7.75 percent California sales tax on parts and materials. Labor is not taxed in California. Anything authorized above $2,000 takes a 50 percent deposit before we order material, and our RV systems assessment is $150, credited against an authorized repair. What follows are three tickets written the way we actually write them, so the hours and the material are visible instead of buried in one number.

Worked example on a twenty foot electric patio awning needing fabric and a motor. Fabric at $395 plus 35 percent is $533.25. Motor at $520 plus 35 percent is $702. Parts total $1,235.25 and tax is $95.73. Labor to de tension, strip the old fabric, replace the motor, feed and tension the new fabric and set travel limits runs about 5 hours, or $1,050. Total is $2,380.98 with a deposit of $1,190.49.

Two smaller examples. Fabric only on a sixteen foot manual awning is roughly 2.5 hours at $210, or $525, plus fabric at $245 marked up to $330.75 and $25.63 tax, for $881.38. A single slide topper is about 2 hours, or $420, plus topper fabric at $210 marked up to $283.50 and $21.97 tax, for $725.47. Wind damage that adds two new arms and sidewall rail repair is what carries a job past $3,000.

Frequently asked questions

Can a ripped awning be repaired or does the fabric have to be replaced?

A clean tear in fabric that is otherwise sound can be repaired with awning tape or a heat welded patch, and that holds well when the tear is away from the roller attachment and away from a fold line. The test is the surrounding material. Rub it with a dark cloth. If you get white chalk, the vinyl has lost its plasticizers and its tensile strength, and a patch will just tear again beside itself the next windy afternoon. Tears along the roller edge or at the polycord bead carry the load and are not good patch candidates. Those need new fabric.

What is the difference between vinyl and acrylic awning fabric?

Vinyl is a coated laminate. It is fully waterproof, easy to wipe clean, and cheaper, but it does not breathe, so rolling it up wet traps moisture and grows mildew inside the scrim where no cleaner reaches. Sustained sun cooks the plasticizers out and the fabric chalks and stiffens. Acrylic is a solution dyed woven fabric. It breathes, dries while rolled, resists mildew, holds color, and runs cooler underneath. It is water resistant rather than waterproof, so heavy sustained rain can eventually pass through. In this climate, acrylic is usually worth the extra material cost on a coach that lives outside.

My awning motor hums but the awning does not move. What is wrong?

A humming motor means it is getting power and trying to turn, so the electrical side is largely fine. The problem is downstream. The most common causes are a stripped gearbox inside the tube, a sheared drive pin or key between the motor output and the roller, or a mechanically bound roller from a bent arm or a seized end cap bearing. Stop operating it, because continuing to run a motor against a jam cooks the windings and turns a gearbox repair into a motor and gearbox repair. Use the manual override crank to retract it and have the drive inspected.

How do I measure my awning for new fabric?

Measure fabric width, not rail length. With the awning extended, measure from the inside face of one arm to the inside face of the other. That is the number the fabric is sold by, and it is usually ten to twelve inches less than the length of the mounting rail on the coach. Also note the roller tube length, the projection, which is how far the awning reaches out, and the polycord bead diameter on both the rail edge and the roller edge, since those vary by manufacturer. If you order by rail length you will get fabric that is too wide to fit between the arms.

The wind bent my awning arms. Is it worth fixing?

Usually yes, but not by straightening. Aluminum arms that have bent past yield have micro cracking on the compression side and will fail again under load. We replace them. The bigger question is what happened at the mounting points. If the rail pulled fasteners out of the sidewall, that is structural and often means water has been entering through the old holes. We inspect the wall, reinforce the backing where needed, seal the penetrations and remount. If the wall is sound, arms and fabric on a mid size awning typically land between $1,600 and $2,800.

Why does my awning have black spots that will not wash off?

That is mildew, and on vinyl it has grown into the scrim, the woven layer sandwiched between the two vinyl coatings. Surface cleaners reach the outside of the fabric but not into the scrim, which is why the spots fade slightly and then come back. It happens when the awning is rolled up wet and stored that way. On acrylic, mildew is usually surface growth and comes off with a dedicated awning cleaner and a soft brush. The prevention is the same for both fabrics: extend and dry the awning before you roll it, even if that means doing it the next morning.

Are slide toppers worth replacing?

Yes, and they are one of the better values on the coach. A slide topper keeps leaves, pine needles and standing water off the slide roof so that debris does not get dragged into the top seal when the room retracts. When a topper sags or tears, water pools on it and then dumps directly onto the slide roof and into the seal every time the room comes in. That is a direct path into the slide floor. Topper replacement usually runs around $700 to $900 per room. Water intrusion repair on a slide floor runs several thousand. The math is not close.

How long does an awning replacement take?

Most awning jobs are 1 to 5 business days in the shop once the fabric is on hand. Fabric only on an open roller patio awning is often a same day or next day job, roughly two to four hours of actual work. A cassette or box awning adds two to four hours because the housing has to come apart. An electric awning with a motor or gearbox adds time for setting travel limits. Wind damage that requires new arms and sidewall rail repair is the long one, because sealant and any laminate work need cure time before the awning goes back on.
