Each handles a different job and each fails differently.
The bulb seal is a hollow rubber profile that squashes flat when the slide retracts, filling the gap between the room and the opening. Its function depends entirely on elasticity. As long as it can be compressed and then return to shape, it fills the gap. Once it takes a permanent set, it stays flat and leaves a gap even though it still looks like a seal from a casual glance.
The wiper seal is a flexible blade that maintains contact with the slide surface throughout its travel, shedding water down the outside of the room rather than letting it into the opening. It fails by hardening, tearing, or losing contact along a section. Because it works while the slide is extended, it is the seal that matters when the coach is parked and in use, which is exactly when the interior is occupied.

Why Do Seals Fail on One Corner First?
Because corners are where two seal runs meet and where the geometry works against them. A straight length of bulb seal compresses evenly along its length. At a corner, the seal has to turn, and the joint between runs is either a molded corner piece or a cut and bonded transition. Corners are also where the opening is most likely to be out of square. Grit trapped in a seal channel abrades the rubber every time the slide cycles, which accelerates hardening exactly where the seal is already working hardest. Structure in that location matters.
The wall around the opening is the second casualty. Water traveling down inside a laminated wall destroys the adhesive bond as it goes, which is delamination, and it starts at exactly the place where the wall is already weakened by having a large hole cut in it. This is the sequence that turns a seal replacement into a wall repair with panel removal, core replacement, and refinish. Opening a slide floor is one of the more involved repairs on a coach and it is entirely avoidable.
There is a mechanical consequence too. Slide mechanisms have rollers, rails, gears, and often hydraulic or electric drives, and most of that hardware sits at the bottom of the opening where water collects. Corrosion in a slide mechanism produces binding, uneven travel, and eventually a room that will not seal evenly even after the seals are replaced, which brings the whole problem back around. Can Seals Be Replaced Without Removing the Slide?
Frequently yes. Many bulb and wiper seals are retained in a channel or attached with fasteners along the perimeter of the opening, and they can be removed and replaced with the room extended, working from outside. That is the straightforward version of the job, and it is a reasonable expectation for a seal that has simply aged out. Confirm the seal profile against the manufacturer's part number rather than matching by appearance, since profiles that look similar compress differently.
The job grows when the seal is not the only problem. If the opening is out of square, the mechanism is binding, or there is water damage in the floor or wall at the opening, replacing the seal alone treats a symptom that will return. In those cases the room may need to come out to reach the structure behind it, which is a substantially larger operation involving mechanism removal, interior finish work, and reinstallation with alignment.
This is why an assessment before ordering parts is worth the time. A slide that has been leaking for a season needs the surrounding structure checked with a moisture meter before anyone decides the scope. Replacing seals on a wet opening produces a coach that looks repaired and continues deteriorating out of sight, which is the outcome that costs the most in the end. Treat the seals a few times a year with a product formulated for rubber, avoiding anything petroleum based, which softens and eventually destroys the material. Do not leave a slide retracted for months at a time in storage if the manufacturer allows otherwise, since a bulb seal held compressed for a long period is exactly how a permanent set develops.
Realistically, plan on inspecting seals twice a year and expect that a coach kept outdoors in this region will need seal work before one kept under cover. Replacing seals proactively is a modest scheduled job. Replacing them after a season of leaking is a modest scheduled job plus everything the water reached.
